- Traditional Staging
When people buy homes, their decision is usually based on the look and feel of what they see. Emotions also dictate what they are willing to pay. If buyers walk into a home that doesn't immediately excite them, they usually move on to the next one. If a home is vacant or poorly decorated and cluttered, buyers may feel the home needs too much work and move on. Don't chance loosing qualified buyers. A professionally, well-staged home pleases everyone. Buyers can envision themselves living in the home which results in a SALE!
Our goal is to make a great first impression and make them want to see more! We own our furniture which is higher-end than most companies. Much of it has been custom made using chenilles, suedes, leathers and down-filled pillows. Kreiss, Ralph Lauren, Bernhardt and Drexel Heritage are also included in our inventory. Each room staged is complete with rugs, oil paintings or prints, plants, floral, accessories and elegant table settings. Bedrooms are created using Hotel or Designer bedding, featherbeds, comforters, duvets and shams. Master bathrooms are inviting and "spa-like".
All furniture and staging items may be purchased, prices will be provided upon request.
- Staging with a Twist
by using a "Resident Home Manager", you can stage your home for free!
Image Homes successfully used this innovative method of staging for many years. In this economic environment, it is the perfect time to offer this option again! With sellers approval, Image Homes will contract with someone who is willing to decorate and live-in the property as a “Resident Home Manager” while the home is being shown for sale. All “RHMs” are very carefully screened prior to being selected for our program and must meet certain criteria. First and foremost, they must have quality furniture, know how to decorate and be willing to keep the home looking “show ready” at all times. Image homes will supplement, where needed, to ensure that each room is complete. Smoking is not allowed. The home is always ready for Open Houses, Brokers Caravans, private showings and lock boxes remain intact. There’s no tenant/landlord relationship as “RHMs” are considered independent contractors, per Image Homes contract. They vacate when given 21 day notice once the home has sold.
Our Resident Home Managers are all professional people who join our program for various reasons. Some are relocating from other areas, some are buyers who do not wish to be locked into a long term lease, others have had financial setbacks and need time to regroup. The incentive to the “RHM” is the ability to greatly cut their monthly cost of living. They pay a small monthly fee to Image Homes. As each home sells, others available are offered and “RHMs” may stay in the program as long as they wish. Some remained with Image Homes for several years.
- Consultations
Whether your listing is vacant or occupied, it is important to ensure that the home appeals to EVERYONE…showing a home that is too personalized or cluttered does not allow potential buyers to envision themselves living in the home. It is as detrimental as showing a completely vacant home. It is imperative to make a great first impression! We will make that happen...
After touring the home inside and out, Image Homes will provide a written report offering suggestions which will improve the visual image of the home. If seller desires, Image Homes will obtain bids and oversee necessary changes to ensure home is in “tip top” condition. Keep in mind that “a touch of dazzle” and “a dash of drama” leads to SOLD!
- After the Sale
Some owners need assistance with coordination and placement of furniture as well as obtaining bids for home repairs or updates that are needed. Too busy to shop? Need help decorating your new home?
